Your advisor should be clear as to what you legal liabilities are. Luckily, there are ways to manage these risks and reduce the chances that they hurt your business success. Even if you only have a very small rental home, you will need buy to let insurance. This has built in protections that you can’t find in a normal homeowner’s insurance policy and you’ll need to be sure to have this on hand.

There are some basics that you will need to be sure are included in your buy to let insurance. Every landlord needs to protect their investment with some property insurance. If a fire or flood occurs, the insurance policy will step in and replace or repair the property, getting it back to full functionality. In addition, landlords must provide protection to their renters. If something goes wrong with your property and someone gets hurt, you have to pay for medical expenses and other damage and compensation. A landlord liability policy is also required for commercial property owners.

Besides the basics, you will need to look at optional riders that may be worth the added expense for your particular situation. Landlords who rent furnished units should protect the contents. If you are in an area at risk for terrorism, you can add a special policy rider that will specifically deal with that issue in relation to your rental properties. Finally, concerns are different for property owners who have a small unit and those who rent multiple residences. Talk to your buy to let insurance provider about the specific add-ons that may be appropriate for your property.

Keep in mind that adding policy riders will increase your premium costs. However, there are ways to minimize that cost. For example, if you need buy to let insurance for several units or an apartment complex, you may get a lower per unti rate by purchasing coverage for multiple units. Some companies will also give discounts for not having claims on your policy for a certain period of time. Keep in touch with your provider and ask for regular reviews of your account to keep costs under control.
